Visit Pashley Manor Gardens, on the border of Sussex and Kent, to see Romantic English landscaping and artistic planting framed by fine old trees, fountains and ponds, with the unusual Tudor/Georgian manor house, which is a private family home not open to the public, creating a memorable backdrop to the beautiful and dynamic gardens.

Delight in the gardeners’ attention to detail in the sweeping herbaceous borders, elegant rose and historic walled gardens, the productive kitchen garden, enchanting woodland paths and tranquil vistas that form this award winning garden.

The café features a menu packed with locally sourced and homemade food, which visitors can enjoy sitting along the terrace gazing out over the rolling lawn and old moat.

The gardens are also enhanced by sculpture on display, waiting for visitors to discover them as they stroll around, and several special events that highlight what’s in the garden through the seasons – over 25,000 tulips, hundreds of varieties of roses and lots of gorgeous, perfumed lilies.

1999 HHA/Christie’s Garden of the Year Award winner.

This property offers free access to HHA Friends and Members during normal opening hours - please check opening times.

On B2099 between A21 and Ticehurst village.

Visitor Opening Times

2017: 1 Apr–30 Sept: Tues-Sat, BH Mons & Special Event Days, 10am–5pm. Oct: Gardens only (Café/Shop closed): Mon–Fri, 10am–3pm. No free access during Tulip Festival 21 Apr - 6 May.

Please note that these opening times are correct to the best of the HHA’s knowledge, as advised by the property. Opening times may change and a property may very occasionally need to close at short notice. We therefore recommend you check with the property before your visit, by phone or on the property’s website, especially if your journey is likely to be a long one.

Disabled visitors are made most welcome. The gardens are only partially accessible - the formal gardens, terrace, gift shop and cafe are all accessible but the steeper gravel paths towards the woodland and behind the ponds are difficult to navigate. Due to the sloping nature of the garden, and the gravel/grass paths throughout, motorised wheelchairs are advised or a strong person to push!

We advise you to telephone before visiting so that we may give you full details of access to ensure a safe, comfortable and enjoyable experience. For groups of disabled visitors we recommend each disabled visitor brings a companion as distances within the garden can be tiring. We have two wheelchairs (non-motorised) which we loan (they must be pre-booked).

We also have special lavatory facilities. Disabled Parking is at the bottom of the main car park field – right next to the entrance to the gardens. On rare occasions, if poor field conditions make parking here impractical, signs will direct you to the front of the main house.

Film Locations

The gardens, and sometimes by special permission parts of the house, are available for use as filming and photography locations. Please contact the property directly with enquiries.
